Upcoming Condos in Q2 2023
In the second quarter of 2023, a number of brand-new condominium launches will likely become available. Each of these condominiums is in a different part of town and has its own set of amenities and advantages. Some of the forthcoming condominiums that you may want to look into are as follows:
1.Tembusu Grand (District 15)
There will be three big new condo developments opening in District 15 this year, with Tembusu Grand being the first. It was built by CDL and MCL Land and has 638 studio, one-, two-, three-, four-, and five-bedroom apartments.
Tanjong Katong Road, with its many eateries and cafés, is conveniently close to the complex. It faces north and south and has amenities including a tennis court, a 50-meter lap pool, and a concierge service. A clubhouse and fitness centre with a panoramic view of the pool are also available.

2.The Continuum (District 15)
District 15 is the site of yet another ambitious new venture. One of 2023’s largest freehold launches, The Continuum will have 816 apartments. Hoi Hup Properties and Sunway Projects are the developers, and the project will have penthouses with anything from one to five bedrooms.
Residents of The Continuum will only have an 11-minute walk to either the Dakota or Paya Lebar MRT stations, giving them access to both the Circle and East-West lines. Tanjong Katong Road’s restaurants and shopping at KINEX and PLQ are also within easy reach.
Unique amenities, such as sky gardens and an aerial bridge connecting the northern and southern sites of the complex, will be made available to residents. A clubhouse salvaged from the original Thiam Siew House is also available.
LIV@MB, Amber Park, and Meyer Mansion are just a few of the newer developments in District 15 that have debuted in recent years. The average price per square foot for new sales in the area this year is S$2,467.
Based on 12 sales thus far in 2018, the average psf price of LIV@MB comes in at S$2,582.
Price per square foot (psf) estimates for Tembusu Grand begin at S$2,296 but are expected to rise over S$2,400 on average.
The Continuum’s suggested pricing have not been revealed as of yet since the game won’t begin previews until later in the month of April. Given that Tembusu Grand is a 99-year project whereas this one is freehold, we anticipate a higher price.
The land cost for The Continuum is S$1,440 psf per plot ratio, which is more than Tembusu Grand’s S$1,302 psf psf psf.
3.The Art Studio
The Atelier is a brand-new condo development in the Newton neighbourhood. Bukit Sembawang Estates has built a 120-unit condominium complex. We anticipate rolling out the Atelier in the second half of 2023. Anyone seeking opulence and the ease of living close to Orchard Road will love this apartment.
4.Cairnhill, Klimt

5.Dunman Grand
There are a total of 732 apartments ranging in size from 1 to 5 bedrooms at The Dunman Grand, an integrated and mixed-use building. The Far East Organization and the Sino Group are developing a pedestrian tunnel to the Beauty World station on the Downtown line of the Mass Rapid Transit system.
With almost 20,000 square metres dedicated to shops, restaurants, and offices, this project will breathe new life into the Beauty World neighbourhood. There will also be a bus interchange as part of the integrated transportation hub.
The Dunman Grand location in Beauty World means that a wide variety of shops and restaurants are within easy walking distance for residents. There will be a market, hawker centre, community library, and more in the forthcoming Bukit Timah Community Building.
